As full-time realtors in Orange County, we’ve helped so many families, friends, first-time homebuyers, and investors find homes… but going through the home buying process ourselves? That was a whole different journey.

We debated renting in OC for a long time, but with Piggie 🐷 needing a yard and so many places having restrictions, we decided to flip the script. Instead of continuing to rent, we explored what our monthly rent could look like as a mortgage payment — and the answer changed everything.

Not everything you hear is true and here are some myth busters we recently heard:

❌ Myth 1: “The market is flooded with listings”
🔍 Fact: Inventory is still far below historical norms — 26% less than 2019 and 162% less than 2008 levels. We’re nowhere near a flooded market.

❌ Myth 2: “No one’s moving because of high mortgage rates”
📈 Truth: Orange County had 36% more For Sale signs this year than 2023. Sellers are adjusting and entering the market — even with rates in the 7s.

❌ Myth 3: “Home values are about to crash”
🏘️ Fact: Inventory is climbing, but demand remains steady and prices are resilient. OC homes saw an 8% YoY increase in 2024. Lending standards are stricter, equity is at record highs, and this market is nothing like 2008.

❌ Myth 4: “I’ll just wait for the perfect time to buy”
📅 Reality: There is no perfect time. Waiting often means missing out on equity, leverage, and ideal homes. Timing the market rarely works — being financially ready does.

💡 Don’t buy into the fear. Understand the market. Use real numbers. Make smart moves.
